We are pleased to offer the following services:
Renting and Leasing
Through proprietary procedures using the latest in application and credit screening, along with a smart interview, we are able to select the best possible tenants for your property. For most multi-family income properties, leases and rental agreements are negotiated and prepared as part of our basic property management service. For most commercial office, retail and industrial properties, leases are negotiated and prepared upon separate agreement with the owner and may involve a separate leasing commission. For most single-family residences, a leasing commission is incorporated in the single-family management contract.
Landlord - Tenant Relations
We collect all rents and fees due from tenants in a timely manner and deposit them in the client's trust account. During business hours a receptionist is available to provide immediate customer service to your tenants. A property manager is available after hours via an emergency on-call procedure. All Legal notices are initiated through our office by our property managers. Being in a competitive rental market, and as a company policy, we pride ourselves in the development of long-term relationships with our tenants, as customers, in order for the client to realize the benefits of tenant retention.
Supervision and Training
All Resident On-Site managers are hired, evaluated and terminated as necessary through our office with consultation as needed with the owner/client. These managers are provided with on-going, in-service training in compliance with Torrey Pines Property Management's Resident Manager Procedure Manual. Additionally, periodic training seminars and regular visits by the property managers are provided to each property.
Court Receiverships and REO Management
Torrey Pines Property Management and William C. Brehm, CPM, have been selected by lenders and attorneys to act as court appointed receivers for real estate properties requiring an administrative officer of the court. Mr. Brehm and Torrey Pines Property Management have been appointed Receiver for residential and commercial properties in San Diego and Imperial Counties. REO (Real Estate Owned) properties are properties taken back by lenders due to foreclosure proceedings.

Torrey Pines Property Management’s focus is on property management, we are a licensed California real estate brokerage firm with extensive experience and on a limited basis can provide sales, leasing and acquisitions of investment properties to include 1031 Tax Deferred Exchanges. We are active members of multiple listing services, San Diego Association of Realtors, San Diego Commercial Association of Realtors, La Jolla Real Estate Broker’s Association and further marketing through Co-Star Group and LoopNet.
